ROUND ROCK, Texas — Round Rock is one of the fastest-growing cities in the country and more growth is coming.

On Thursday, the Round Rock City Council unanimously approved the city’s first mixed-use development. It will be called The District and it will sit on about 65 acres on the southeast corner of Interstate 35 and State Highway 45.

“It’s going to be heavy class A office space, a need for the city,” Director of Business Attraction for the Round Rock Chamber Nichole Vance said. “It’s also going to have the amenities we’re going to need, maybe a grocer, hotels and shops.”

Mark IV Capital is the company that purchased the land and will develop the project. It’s estimated to cost around $200 million. They hope to build around 1 million square feet of commercial office, retail, residential, service and parking structure space.

The City of Round Rock will contribute around $12.5 million for infrastructure around the area, such as building roads and adding water lines.

“People are looking for places where they can work and live,” Vance said. “This product helps us stay ahead of the game.”

The first phases of construction for The District are set to be complete in 2022.​
